Your listings, leads, clients, and transactions. All connected.
Your website generates inquiries. Your CRM manages contacts. Your agents coordinate showings, documents, and transactions across different tools. Develop & Conquer builds custom real estate websites, applications, integrations, and automation that bring those systems together, helping your team respond faster, stay organized, and deliver a better experience for buyers and sellers.
Give buyers a better way to find properties. Give agents a better way to follow up.
A property-search experience can include searchable listings, map views, saved searches, favorites, inquiries, and showing requests. The real value is connecting what the buyer sees to the systems your agents work in.
Illustrative properties and prices, not active listings. Property listing data is not freely available for unrestricted use: MLS/IDX access, display requirements, permitted fields, refresh schedules, and brokerage permissions must be verified before build.
Your listings shouldn't need to be maintained in five places.
A brokerage may need listing data on its website, property pages connected to the CRM, saved searches, and inquiries tied to specific listings. Authorized listing data flows through one custom integration out to every place it's needed.
Subject to provider agreements and permissions. The RESO Web API is a relevant technical standard for accessing real estate data, but certification or support for a standard does not itself grant access to MLS data. The platform's and local MLS's current requirements must be verified before implementation. We can build IDX-enabled search where authorized, listing detail and map search, saved properties, inquiry and showing workflows, CRM connections that preserve property context, and brokerage listing dashboards.
Know what a buyer is interested in before you make the call.
An inquiry from a listing page should carry more than a name and email. Depending on source and consent, it can arrive with the property, price range, search preferences, requested showing, and previous interactions, so the agent opens a real conversation, not another lead notification.
| Detail | From the website search |
|---|---|
| Interested in | 4-bedroom homes |
| Search area | Folsom / Elk Grove |
| Price range | $600K – $750K |
| Requested action | Schedule a showing |
We build lead capture integrations, duplicate contact matching, assignment rules, source tracking, showing requests, approved follow-up sequences, call and text integrations, and CRM reporting.
Getting a property on the market takes more than uploading photos.
Before a listing goes live, agents coordinate photography, property details, disclosures, marketing materials, approvals, and scheduling. One launch board shows what's ready and what's still pending.

We build listing preparation checklists, photographer scheduling, marketing asset organization, document approvals, seller update portals, and listing performance reporting. MLS submission or updates are described only where an authorized integration actually supports them.
An accepted offer is the beginning of another workflow.
Once an offer is accepted, a transaction involves agents, buyers, sellers, lenders, escrow, title, inspectors, and coordinators, each needing different information at different times. Transaction #RE-2048, buyer-side, in escrow:
- 1
Offer accepted
The agreement and required records are received and filed.
- 2
Escrow opened
Transaction information is recorded and shared with the right parties.
- 3
Inspections & review
Reports and applicable contractual dates are organized for review.
- 4
Financing & closing preparation
Communications and approved status updates are tracked.
- 5
Closing
Final status is confirmed and the internal closeout is completed.
We build transaction checklists, document collection, milestone tracking, responsibility assignments, secure file sharing, signature integrations, and client status updates. Transaction deadlines depend on contract terms, amendments, and applicable rules. Automated reminders assist, but agents and transaction coordinators verify important dates.
Give clients a clearer view of what's happening.
Different from the public property-search website, a client portal supports the relationship after a buyer or seller starts working with the brokerage, showing each side exactly what's relevant to them. Conceptual features, not a packaged product.
| Buyer portal | Seller portal |
|---|---|
| Saved homes | Listing preparation |
| Showing requests | Photography & marketing |
| Upcoming appointments | Showing activity & feedback |
| Documents to review | Seller documents |
| Transaction progress | Offer & transaction status |
| Secure messages | Secure messages |
Make it easier for clients to find the information they need, without creating more work for your agents.
Three ways real estate businesses buy technology.
01 · Customer-facing experiences
Custom real estate websites, IDX search, buyer and seller portals, mobile apps, listing pages, and appointment experiences.
02 · Connected brokerage operations
CRM integrations, lead routing, showing coordination, listing preparation, transaction workflows, documents, and communication.
03 · Intelligence & custom tools
Brokerage dashboards, reporting, AI-assisted administrative work, internal applications, and specialized tools built around your team.
Know what's happening across your business without asking every agent.
A real estate-specific command center: active listings, new inquiries, pending transactions, and follow-ups due, plus how leads move through the pipeline.
Illustrative figures for demonstration, not actual brokerage performance. Other useful measures include inquiry response times, lead source performance, listing activity, agent workload, pending commissions, and closed volume. We don't present lead volume as equivalent to qualified opportunities, or pending commissions as collected revenue.
Give agents better information, not another tool to manage.
AI can prepare listing-description drafts from verified property information, summarize authorized client communications, organize transaction documents, search approved internal knowledge, and draft status updates, each followed by agent review.
California's Department of Real Estate issued a March 2026 advisory on AI in real estate, emphasizing licensee review, accurate advertising, supervision, and requirements for digitally altered property imagery. We design around it.
We avoid advertising automated property valuations as authoritative, AI-generated claims about schools or neighborhoods without verification, or automatic publication of unreviewed listing descriptions. Use AI to help prepare information while property facts, client communication, and professional decisions stay under appropriate review.
Four businesses, four different starting points.
Independent brokerage
You have a CRM, website, transaction software, and several agents, and need better visibility and fewer disconnected processes.
Growing real estate team
Lead volume is rising, but routing, follow-up, scheduling, and agent accountability are getting hard to manage.
Luxury or specialty brokerage
Your clients expect a differentiated digital experience that standard website templates don't fully support.
Commercial brokerage
Your team manages properties, contacts, deal pipelines, documents, and complex transactions across systems.
Your CRM, listing tools, documents, and communication should work together.
Property website → CRM
A lead arrives with the listing and inquiry context attached.
CRM → Agent workflow
Assign the lead and create the appropriate follow-up task.
Accepted offer → Transaction platform
Transfer approved client and transaction details where supported.
Transaction → Document system
Associate relevant documents with the transaction.
Transaction → Client portal
Publish authorized milestones and status updates.
CRM + transactions → Reporting
Connect lead sources, active business, and closed transactions.
We work with the real estate software your team already uses. We evaluate available APIs, permissions, and integration options, then build the connections or custom tools that make sense for your operation. MLS/IDX access comes from authorized providers, not from a standard alone.
